Fair Market Rents (FMRs) represent the estimated amount (base rent + essential utilities) that a property in a given area typically rents for. The data are primarily used to determine payment standard amounts for the Housing Choice Voucher program. However, FMRs are also used to determine initial renewal rents for expiring project-based Section 8 contracts, determine initial rents for housing assistance payment (HAP) contracts in the Moderate Rehabilitation Single Room Occupancy program (Mod Rehab), rent ceilings for rental units in both the HOME Investment Partnerships program and the Emergency Solution Grants (ESG) program, calculate of maximum award amounts for Continuum of Care recipients and the maximum amount of rent a recipient may pay for property leased with Continuum of Care funds, and calculate flat rent amounts in Public Housing Units.

The Federal Housing Finance Agency (FHFA) was established by the Housing and Economic Recovery Act of 2008 (HERA) and is responsible for the supervision, regulation, and housing mission oversight of the Federal National Mortgage Association (Fannie Mae), the Federal Home Loan Mortgage Corporation (Freddie Mac), and the Federal Home Loan Bank (FHLBank) System, which includes 11 FHLBanks and the Office of Finance. FHFA’s mission is to ensure its regulated entities fulfill their mission by operating in a safe and sound manner to serve as a reliable source of liquidity for equitable and sustainable housing finance and community investment throughout the economic cycle. Since 2008, FHFA has also served as conservator of Fannie Mae and Freddie Mac (collectively, the Enterprises).

This dataset denotes the FHFA Conforming Loan Limits 2022. The Federal Housing Finance Agency (FHFA) is an independent regulatory agency that is not part of the Department of Housing and Urban Development (HUD). The FHFA was established by the Housing and Economic Recovery Act of 2008 (HERA) and is responsible for the effective supervision, regulation, and housing mission oversight of Fannie Mae, Freddie Mac (the Enterprises), Common Securitization Solutions, LLC (CSS), and the Federal Home Loan Bank System, which includes the 11 Federal Home Loan Banks (FHLBanks) and the Office of Finance. Since 2008, FHFA has also served as conservator of Fannie Mae and Freddie Mac. Conforming Loan Limits are mortgage limits set annually (as required by HERA) by the FHFA. In order for a mortgage loan to be eligible to be insured by Freddie Mac or Fannie Mae, the loan amount must be less than the loan limit.

The Fair Housing Act Cases Filed by Year and State with the Bases dataset summarizes the cases filed as a result of complaints made regarding violations of the Fair Housing Act. The Fair Housing Act prohibits most discrimination in housing transactions based on federally recognized bases (race, religion, familial status, etc.) Cases are investigated by the Office of Fair Housing and Equal Opportunity (FHEO) within the Department of Housing and Urban Development or by state or local government agencies (FHAP agencies) who partner with FHEO to investigate these complaints. Cases may be conciliated or settled during the investigation process, or there may be reasons why a case needs to be administratively closed, or else the investigation will determine whether there was cause to believe discrimination occurred. If there is cause to believe discrimination occurred, the case will go through a legal adjudication process to be resolved.

Picture of Subsidized Households describes the nearly 5 million households living in HUD-subsidized housing in the United States. Assistance provided under HUD programs falls into three categories: public housing, tenant-based, and privately owned, project-based. Picture provides characteristics of assisted housing units and residents, summarized at the national, state, public housing agency (PHA), project,census tract, county, Core-Based Statistical Area and city levels. Picture of Subsidized Households does not cover other housing subsidy programs, such as those of the U.S. Department of Agriculture’s Rural Housing Service, unless they also receive subsidies referenced above. Other programs such as Indian Housing, HOME and Community Development Block Grants (CDBG) are also excluded.

This service denotes the service areas for HUD's Homeownership Centers (HOCs) which help insure single family Federal Housing Administration (FHA) mortgages, and oversee the selling of HUD homes. Processing for much of the Single Family FHA mortgages is centralized into one of four Homeownership Centers (HOC) located in Atlanta, Philadelphia, Denver, and Santa Ana; each supporting specific geographic region. Although most questions are handled by the FHA Resource Center (not the HOC) for immediate acknowledgement and tracking, certain case specific issues will subsequently be referred to the appropriate center.
